For the Midstad Berlin Schloßstraße project, PKF hospitality group successfully secured Brera Serviced Apartments as operator for 56 units. These apartments are being developed at Schloßstraße 123 in Berlin-Steglitz. This expansion establishes Brera Serviced Apartments' first location in the German capital and expands its existing portfolio.

The 56 serviced apartments are situated across approximately 1,800 square metres on the third and fourth floors of the building. They are arranged around a central inner courtyard. Retail shops continue to be located below the apartment areas. Existing tenants on the ground floor and first upper floors include a Peek & Cloppenburg store and a FITSEVENELEVEN fitness studio with a wellness area.

Strategic portfolio expansion

For Brera Serviced Apartments, Berlin represents a key location for the company's growth. Matteo Ghedini, founder and CEO of Brera Serviced Apartments, emphasised that Berlin is one of Europe's leading economic and innovation centres. This step is therefore a consistent continuation of the company's expansion strategy. The selection of locations is targeted according to criteria that ensure a strategic addition to the portfolio and significant added value for guests. The presence in Berlin will create an attractive offering for business travellers, project employees and city tourists, strengthening the company's position in an important market.

The integration of serviced apartments by Midstad complements the existing retail use with a hospitality offering. This strengthens the mixed-use nature of the site on Schloßstraße, one of the central shopping streets in southwest Berlin. Stefan Catic, Head of Operator Search at PKF hospitality group, noted that serviced apartments represent a growing segment with high potential, particularly in urban areas. The choice of Brera Serviced Apartments is considered suitable for the building's usage concept and location.

The target groups for the new serviced apartments are primarily business travellers, but also leisure guests seeking more spacious accommodation, as well as individuals with medium to long stays. The units benefit from the central location on Schloßstraße and connectivity to the urban infrastructure.
