The British fashion company Manière De Voir is expanding into the US market and has established its first American corporate headquarters in New York City. The company signed a lease for 11,200 square feet of office space at the 599 Broadway building, located in Manhattan's SoHo district. This move marks a significant milestone for the brand, which aims to expand its presence in the United States.
The new headquarters will span the entire fifth floor of the building and has been leased for a five-year term. The strategic choice of location, just two blocks north of Manière De Voir's existing retail store at 521 Broadway, underscores the intention to create synergies between business activities and consolidate the brand's presence in the heart of SoHo.
Location Selection and Market Analysis
Noah Rose of RTL, who brokered the deal for the tenant, stated that Manière De Voir was looking for a headquarters in close proximity to its SoHo flagship store and in a building whose tenant structure reflected the same creative and fashion-conscious energy as the brand itself. The 599 Broadway property met all criteria, and there is optimism about pursuing the further expansion of its US presence from there.
According to a source close to the deal, the asking rent was US$79 per square foot. Michael Glanzberg and James Costello of Sinvin Realty represented the landlord, DeBrill Realty. Glanzberg noted that the pace of office lettings in prime Downtown markets such as SoHo, Tribeca, and Hudson Square demonstrates that demand continues to far outstrip supply. Such deals confirm the remarkable breadth and depth of the recovery in office demand post the COVID-19 pandemic.

The 599 Broadway building, constructed in 1917, is a 12-storey office property with a total area of 120,000 square feet. It is conveniently located near the corner of Broadway and West Houston Street. Other office tenants in this building already include the marketing and event production company TH Productions and the media company Preymaker, which highlights the location's appeal for creative and dynamic businesses.
