The City 1 Group has received the building permit for the realisation of a residential quarter on the former NH Hotel site in Wiesbaden, specifically in Aukammallee. The project envisages the construction of approximately 75 residential units in four point blocks, which will comprise a total living area of around 6,700 square metres. Its location by the Kurpark and in proximity to Wiesbaden's city centre qualifies the site as highly desirable.
The building application was submitted by the City 1 Group as early as the beginning of 2026 to expedite the approval process. This was followed by the adoption of the development plan for the plot at the intersection of Aukammallee and Kirchbachstraße by the Wiesbaden City Council at the end of May. This political step paved the way for the legal implementation of the construction project.
Michael Farmakis, Managing Director of City 1 Group, commented on the issuance of the permit. He highlighted that a significant milestone had been reached after eight years of intensive planning work. The aim is to revitalise a site that has been unused for years and to create urgently needed housing in one of Wiesbaden's most prominent locations. Construction is scheduled to commence in the current year.
The quarter extends over a total plot area of approximately 5,730 square metres and integrates four point blocks. Setback storeys are planned to achieve a varied silhouette. The stepped-back building structures are intended to preserve the adjacent open space and allow for visual integration into the cityscape. An underground car park will be integrated into the slope to accommodate the natural gradient of the terrain. The open arrangement of the buildings aims to provide future residents with views of the Aukammtal, while a sheltered ensemble is planned for the interior. The architecture is characterised by clear facades and generous window openings to ensure optimal natural light utilisation.
A central concern of the construction project is the further development of the green surroundings, which include the Kurpark and the Aukammtal. The City 1 Group plans to plant 60 new trees, as well as greening facades and roofs. Thomas Fritz, architect at Huthwelker Stoehr und Partner, emphasised the importance of creating communal spaces that simultaneously allow for privacy. The quarter will be built to KfW-40 QNG standard. This enables buyers to access funding programmes, including low-interest loans and grants, while future residents can benefit from lower heating costs.
Mr Farmakis added further remarks regarding the location advantages. He referred to the direct proximity to various clinics, including the DKD Helios Clinic and the MEDIAN Klinik NRZ. Additionally, users will benefit from the proximity to the Aukammtal thermal baths, extensive parklands such as the Kurpark and the Aukammtal, as well as the Kurhaus and a range of cultural and sports facilities.
