The Center for Justice Innovation, a non-profit organisation focused on community safety and racial justice, has significantly expanded its office space in Midtown, New York City, and renewed its existing lease. The organisation will now occupy 34,300 square feet at GFP Real Estate's 520 Eighth Avenue building.
The new agreement, set for 20 years, encompasses part of the 18th floor as well as the entire 19th floor of the 26-storey office building in Midtown. This represents a consolidation and slight expansion of the organisation's previous footprint.
Continuous Development and Strategic Consolidation
The Center for Justice Innovation has been a tenant in the property since 1999 and has progressively expanded its space over the years. Previously, the organisation occupied approximately 33,000 square feet, spread across parts of the 10th, 18th, and 23rd floors. The current agreement expands the total area by 1,300 square feet and concentrates operations on two contiguous floors, enabling more efficient working.
Matthew Mandell of GFP Real Estate, who represented the landlord internally, emphasised that the Center for Justice Innovation has been part of the community at 520 Eighth Avenue for over 25 years. He expressed pride in continuing to support the organisation in this next phase of growth. This transaction, according to Mandell, reinforces 520 Eighth Avenue's position as a central location for mission-driven organisations in Manhattan.
The specific rent was not publicly disclosed. According to a Newmark survey, the average asking rent for office properties in the Penn District was USD 70.09 per square foot in the second quarter of 2026.
Stephen Powers and Jake Cinti of Open Impact Real Estate represented the tenant in this transaction. Jake Cinti noted that the role of the workplace continues to evolve, and non-profit organisations are increasingly viewing real estate as a strategic tool to deepen their impact and foster long-term sustainability. He added that consolidating the Center for Justice Innovation's operations into a modernised and highly efficient headquarters not only positions the organisation for further growth and long-term savings but also creates a work environment that reflects its standing as a leading organisation for community justice.
Building Structure and Future Options
The 520 Eighth Avenue building spans the entire length of Eighth Avenue between West 36th and West 37th Street, just three blocks north of Madison Square Garden. Built in 1926, the 26-storey office tower houses a number of notable tenants, including the animal welfare organisation ASPCA, the social services provider SelfHelp, and the construction workers' union Mason Tenders Union.
The new lease structure for the Center for Justice Innovation also provides the option to convert the lease into a leasehold condominium. This would offer the non-profit organisation the opportunity to acquire its space through a long-term ground lease and benefit from the tax exemptions available to qualified non-profit organisations, as announced by GFP.
