KAPPE Projektentwicklung GmbH has commenced marketing the "K 10" property in Braunschweig. This fully leased serviced apartment property was completed in March 2026 and subsequently handed over to the operator Limehome, which manages the building under a long-term lease agreement. The complex comprises 74 serviced apartments and two separately leased residential units.
Since operations began in May 2026, the property has seen successful development. The apartments are used by business and leisure travellers, with an average stay duration of approximately three nights. The occupancy rate demonstrates local demand: it was 80 percent in the opening month of May, rose to 90 percent in June, and was surpassed again in July. These figures align with the average occupancy rates of the Limehome portfolio.
Sustainability and Location as Investment Criteria
The "K 10" was constructed to Efficiency House 40 standard, thus meeting requirements for sustainable building. It has been awarded the "BREEAM Excellent" Green Building certification and complies with EU Taxonomy criteria as well as ESG guidelines. KAPPE positions the fully leased property as a sustainable investment product for institutional and international investors. Hendrik Kappe, Managing Director of KAPPE Projektentwicklung GmbH, highlights that the property was fully leased at the start of marketing and has achieved above-average occupancy rates in its first months of operation. This, he states, confirms the project developers' assessment regarding the Braunschweig location and Limehome's operating concept. The investment offers a long-term leased property in a central inner-city location with a sustainable building standard and a successful operator.
The house's 74 one- and two-room suites range in size from 21 to 39 square metres. They are designed in Limehome's current design concept and offer fully equipped units with furnishings and high-speed internet. Loggias, terraces, or roof terraces are optionally available. Furthermore, communal areas such as a roof terrace and green outdoor spaces complement the offering. The property is operated entirely digitally via Limehome's technology platform, allowing guests a flexible and largely contactless stay and ensuring efficient management.
Location Analysis Braunschweig
The "K 10" is situated in a central inner-city location in Braunschweig, combining proximity to Inselwall Park with the historic Old Town and the central pedestrian zone. Shops, restaurants, cultural facilities, and important sights are within walking distance. Public transport links are secured by the "Braunschweig, Kaiserstraße" stop, and the main railway station and interregional transport routes are quickly accessible. Matthias Maas, Vice President Expansion DACH+ BeNeLux, emphasises Braunschweig's economic strength and the associated demand for accommodation.
Braunschweig, as Lower Saxony's second-largest city, is characterised by high research and development intensity and a diversified economic structure. Industries such as the automotive industry, mobility, aerospace, information and communication technology, environmental technology, logistics, and healthcare shape the economic hub. This results in sustained demand for modern residential and serviced apartment concepts.
