The housing association STADT UND LAND is initiating a new construction project in Berlin's Tempelhof-Schöneberg district. A residential building comprising a total of 73 rental units will be erected on the plot at Fritz-Werner-Strasse 45 / Kruckenbergstrasse 40–64 in Berlin-Mariendorf. This project contributes to the expansion of housing provision in Berlin and represents a further step in the continuous delivery of housing solutions.
A key aspect of the project is the creation of affordable housing for various population groups. Of the planned 73 flats, 62 units will be subsidised by the State of Berlin. These subsidised flats are specifically intended for households holding a valid housing entitlement certificate. The allocation of these flats will therefore follow social criteria to support lower-income households. This underscores the strategy to strengthen socially acceptable housing provision in the metropolis.
Urban Integration and Housing Structure
The future flats are designed with diversity to accommodate different household sizes and to expand the range of housing available in the neighbourhood. The planning envisages a division into 39 two-room flats, 23 three-room flats, and eleven four-room flats. This differentiated structure makes it possible to address individuals and couples as well as families with several children. The selection of flat types takes into account the current demand for various layouts in urban areas.

The construction project is designed from an urban planning perspective to harmonise with the existing buildings in the neighbourhood and to form a visually appealing addition. This solution addresses the requirements for individual mobility of future residents and relieves public spaces from parking search traffic, which can enhance the quality of life in the neighbourhood.
Scheduled Progress and Timeline
According to current planning documents, the complete finalisation of the construction project is scheduled for early 2029. The subsequent readiness for occupancy of the rental flats is expected for mid-2029. This timeline reflects detailed project planning and management. With this undertaking, STADT UND LAND is making a planned and substantial contribution to the continuous expansion of the Berlin housing market, particularly in the segment of subsidised housing.
