CONREN Land, a company specialising in real estate investment and asset management, has substantially expanded its existing portfolio. The company acquired a significant office building on Prinzregentenplatz in Munich. The seller of the property was a company of Union Investment Real Estate GmbH. The transaction concerns a building complex located in the Munich district of Bogenhausen, which is one of the established office locations in the Bavarian capital.
The property in question has a total rental area of approximately 21,300 square metres. It has already been awarded the DGNB Silver sustainability certificate, which underlines its existing quality in terms of ecological and economic aspects. The property underwent comprehensive refurbishment between 2011 and 2012. As part of an action plan for further optimisation, CONREN Land is now aiming for an upgrade to DGNB Gold certification, which highlights the focus on continuous sustainability development in the property's management.
Strategic Positioning in a Premium Location
The office building is currently fully let to reputable companies, which emphasises its attractiveness and the stability of the investment. With this acquisition, Ferrado Inmuebles, an entity associated with CONREN Land, strengthens its position in one of Germany's most established office locations. The city of Munich is perceived as one of Europe's strongest economic metropolitan regions and thus offers highly attractive long-term conditions for high-quality office properties. This acquisition underscores the strategic importance of Munich as a location for institutional real estate investors.
Ferrado Inmuebles intends to retain the acquired property in its own portfolio in the long term. This is part of an overarching quality and sustainability strategy aimed at the continuous value appreciation of the property. In this context, CONREN Land is responsible for the operational management of the property and the implementation of the planned investment schedule. This includes the long-term further development of the property to secure and enhance its competitiveness in the market. Legal advice for Ferrado Inmuebles during this complex transaction was provided by the law firm Freshfields.
The integration of this landmark office building into CONREN Land's portfolio aligns with the company's philosophy of investing in high-quality properties in prime locations and actively managing them. The consistent approach to improving sustainability certification reflects an increasingly important aspect of modern real estate economics and serves to secure future returns.
