The SIM Gruppe, an investment and management partner specialising in residential properties in Germany, has opened its new headquarters at Alter Steinweg 5, Zwickau. Central commercial and operational divisions of the company are being brought together at this location. From Zwickau, the company will henceforth manage approximately 4,000 residential and administrative units located in the regions of Central and Eastern Germany. With this measure, the SIM Gruppe intends to strengthen its presence and service offering in Zwickau and the surrounding regional context.
Key functions such as accounting, receivables management, service charge accounting, and property management are concentrated at the new headquarters. The coordination of nearly all administrative regions outside North Rhine-Westphalia will also take place from Zwickau. The administrative regions covered include, among others, Chemnitz, Halle, Gera, Jena, Erfurt, Leipzig, Altenburg, Hartmannsdorf, Groß Schacksdorf-Simmersdorf, and Zwickau itself.
Strategic Location Choice and Organisational Implications
Benjamin Spieler, Managing Director of SIM Gruppe, explained the decision for the new location. He stated that the SIM Gruppe has successfully implemented flexible and decentralised working models for several years. At the same time, personal exchange is essential for effective collaboration and team development. Zwickau was established as a central location that enables regular meetings of departments and ensures coordinated steering of the administrative regions. The choice of Zwickau was particularly based on its central location, good accessibility for a large proportion of employees, and close proximity to numerous managed properties. Important operational regions such as Chemnitz, Leipzig, Halle (Saale), Gera, and Jena are easily accessible from there.
The existing flexible working model will be retained, with employees combining work at the headquarters with mobile working and presence in their respective administrative regions. The created premises are designed for future growth. The SIM Gruppe is currently specifically strengthening its letting and property sales divisions. This includes more intensive support for property owners in Zwickau, Chemnitz, and the surrounding region with the valuation, marketing, letting, and sale of residential properties.
Mr Spieler further emphasised the intention to develop Zwickau into a regional centre of expertise for the management, letting, and sale of residential properties. He highlighted that the new headquarters signals a long-term commitment to the city of Zwickau and the West Saxony economic region. Should further mandates increase, there is potential to create additional capacity and specifically expand the team. Furthermore, the company aims to take on additional management mandates and support owners in stabilising, modernising, and developing their portfolios.

Regional trade and service companies play a significant role in the strategic alignment. The SIM Gruppe cooperates with businesses from various trades, including building technology, plumbing and heating, electrical installation, roofing and construction services, as well as cleaning, green maintenance, and winter service companies. Mr Spieler underscored the importance of reliable partners for effective property management, especially those who can react at short notice and are familiar with local conditions. The knowledge of businesses that have first-hand experience of buildings and previous measures is particularly valuable here. Accordingly, the SIM Gruppe expressed its general interest in collaborating with further regional partners who ensure quality, transparent communication, and reliability.
