Covivio, a European property company, has achieved a significant milestone in its high-rise project 030BLN at Berlin's Alexanderplatz. The building core of the development has reached its projected final height of 133 metres. This high-rise is thus establishing itself as a new architectural landmark in the urban landscape of Alexanderplatz. The overall project comprises a podium building and a 33-storey high-rise component. The shell construction of the podium building has already been fully completed. Construction work on the entire project is proceeding according to schedule, with completion anticipated for the second half of 2027.
The multi-use tower offers a total leasable area of 60,000 square metres, designed for retail, gastronomy, office spaces, and approximately 300 urban living units. The architectural concept of the building combines a modern, striking facade design with a deliberately raw, authentic interior aesthetic. This is intended to reflect the versatility of the city of Berlin. Covivio reports high demand for the spaces being marketed. The retail areas are already 65 per cent let.
Katharina Greis, COO Office at Covivio Deutschland, commented on the construction progress, stating that 030BLN is increasingly playing a defining role at Alexanderplatz as construction advances. She added that the letting of the retail spaces is progressing very positively, with demand exceeding the remaining available supply. This, she said, confirms the concept of creating a vibrant place with diverse uses.
Innovative Sustainability Solutions
A high-rise project of this dimension requires innovative technical solutions, particularly with regard to sustainability and efficiency. The 030BLN is the first high-rise in Germany over 60 metres tall to feature a photovoltaic system integrated into its facade. An additional photovoltaic system will be installed on the building's roof. In total, 864 photovoltaic modules will generate approximately 120,000 kilowatt-hours of electricity annually. For heating and cooling the building, 54 thermally activated bored piles are utilised, which use the ground as a heat exchanger.
In the lift shaft, Schindler's autonomous robotics system R.I.S.E. is being used to support assembly, making lift installation more efficient and safer. Dr. Daniel Frey, CEO of Covivio Deutschland, explained that high-rises offer the opportunity to combine diverse uses on a comparatively small footprint, thereby contributing to space-efficient urban development. He emphasised that at 030BLN, this approach is combined with innovative technologies. Covivio, he noted, is collaborating with partners such as Sauerbruch Hutton, Drees & Sommer, and Schindler on energy-efficient solutions that will reduce emissions in the long term.
