Tishman Speyer, a global real estate developer and investment manager, has announced the refinancing of Junghof, a centrally located office and retail complex in Frankfurt's banking district. The financing was secured through a variable-interest bank loan from Natixis Pfandbriefbank AG amounting to EUR 121.6 million. The loan has a term of five years, including all extension options.
Junghof is an eight-storey building that combines historical architectural elements with modern design principles. The ensemble comprises approximately 22,000 square metres of office space. Additionally, around 1,200 square metres on the ground floor are designated for retail and gastronomy. The property currently boasts an occupancy rate of 95 per cent, which underscores the attractiveness of its location.
Tenant Structure and Market Position
Key tenants at Junghof include renowned institutions such as Helaba Invest, Frankfurter Bankgesellschaft, and K1 BusinessClub. This tenant structure demonstrates the high quality and prime location of the property. A recent expansion of the tenant portfolio was announced with the international law firm Bryan Cave Leighton Paisner (BCLP), which will also lease space in Junghof. Occupancy of these premises is planned for 2027.
Florian Reiff, Senior Managing Director and Head of Germany at Tishman Speyer, commented on the refinancing. He emphasised that the successful completion highlights the continued high availability of capital for prime office properties in preferred locations. This financing establishes a solid foundation to continue Junghof's positive leasing momentum and to offer tenants a first-class environment.
