Union Investment leases large office space in Düsseldorf's "Seestern 3"

Union Investment has secured a significant letting in the Düsseldorf property "Seestern 3". A globally operating technology group will lease 9,666 m² of office space and 179 m² of storage space for a period of ten years, starting from the second quarter of 2027. Furthermore, 140 car parking spaces are part of the agreement. The property is currently fully let and is located in the Seestern office district on the left bank of the Rhine in Düsseldorf.

Seestern has established itself as an international hub for media and communication technology, characterised by good infrastructure, several hotels, and the presence of head offices. The letting was brokered by the property services provider Cushman & Wakefield. The tenant's fit-out planning was handled by RKW Architektur.

Sven Lintl, Head of Asset Management DACH at Union Investment, commented on the transaction. He emphasised that the active and proactive asset management approach was showing results. It had been possible to find a new tenant early for parts of the space currently occupied by the main tenant Deutsche Telekom in "Seestern 3". This allows Telekom to optimise its total area and make the relevant sections available in good time for necessary conversion work. Deutsche Telekom is expected to vacate "Seestern 3" in the third quarter of 2027. Discussions with various prospective tenants are already underway for other areas.

The five-storey office building "Seestern 3" has a total rental area of approximately 33,000 m². The property has been part of the UniImmo: Europa open-ended real estate fund's portfolio since 1999. It was built in 1961 by the architect Helmut Rhode as the head office for the Horten department store group. At the time, the building was the first property in Germany to be realised purely as an open-plan office and is considered to be of significant architectural historical importance.

Following comprehensive modernisation by Union Investment between 2013 and 2015, the LEED Gold certified property is among the prestigious office buildings in the Düsseldorf region. The property's amenities include its own park, two courtyards, a three-storey pavilion, and a terrace facing the park, enhancing the working environment. The "Seestern 3" building, along with its parkland, is a listed monument.
