CTP, Europe's largest listed owner, developer, and manager of logistics and industrial properties by gross lettable area, has announced the start of demolition work at the site of the future CTPark Düsseldorf in North Rhine-Westphalia. This step marks the beginning of a comprehensive transformation of an approximately 830,000 square metre former industrial area in Düsseldorf's Rath district. A modern multi-user park will be developed on this site, providing around 232,000 square metres of lettable space for companies in the industrial, manufacturing, light industrial, and research and development sectors.
The project, which has a planned investment volume of over 700 million EUR, represents CTP's largest project in Germany to date. It is also the largest brownfield project in the developer's corporate history. This development signifies a major milestone for CTP and the revitalisation of extensive former industrial sites in Germany. CTP acquired the site from the French pipe manufacturer Vallourec at the end of 2024. As part of the revitalisation, the majority of the currently derelict existing buildings will be dismantled, while individual listed buildings will be preserved and integrated into the future usage concept.
Strategic Location and Usage Concept
The planned multi-user park will provide flexible space structures for various user groups, from industry and manufacturing to light industrial, research, and development. This will allow CTP to create space for companies requiring modern and well-connected premises within the Rhine-Ruhr metropolitan region. Completion of the first areas is scheduled for 2030.
Timo Hielscher, Managing Director at CTP Germany, stated that with CTPark Düsseldorf, the company is realising the most extensive brownfield project in its corporate history. He emphasised that the size of the area, its urban location, and the planned investment make the project a unique undertaking for CTP as well as for Düsseldorf as an economic hub. According to Hielscher, it is not merely about developing new spaces, but about transforming a historically grown industrial site and laying the foundation for a modern, sustainable commercial location. This serves as both motivation and responsibility for the team.
Transport Links and Brownfield Expertise
The location is characterised by its urban setting and excellent transport links. The site is situated in Düsseldorf's Rath district, approximately eight kilometres from the city centre. The federal motorways A52, A44, and A3 are accessible at distances of approximately 300 metres, four kilometres, and nine kilometres respectively. Düsseldorf Airport is around two kilometres away. This connectivity provides CTPark Düsseldorf with direct access to the region's main transport arteries and enables short distances within the Rhine-Ruhr metropolitan region.
CTPPark Düsseldorf is CTP's fifth brownfield project in North Rhine-Westphalia. CTP has specialised across Europe in the revitalisation of former industrial and commercial sites. Brownfield locations offer the advantage that they often already possess existing infrastructure and are situated in established economic centres. Simultaneously, their redevelopment can reduce the use of previously undeveloped areas. CTP is pursuing a long-term revitalisation approach in developing the Düsseldorf site. This involves not only the dismantling of no longer needed building structures but also the preservation of selected historical elements and their integration into the new concept. The planned new spaces will be developed according to modern requirements for functionality, energy efficiency, and sustainability.
