Deutsche Fachmarkt AG (DEFAMA) is continuing its expansion course in the grocery-anchored retail segment. The company has signed purchase agreements for two local convenience retail properties in Bavaria. With this transaction, the portfolio of the retail park specialist surpasses the threshold of 100 locations.
Property structure in Ansbach and Niederaichbach
The acquired properties comprise a combined lettable area of around 2,000 square metres. The net annualised rent across both acquisitions amounts to around 300,000 EUR. The purchases include an asset in Ansbach constructed in 2008. Drinks retailer Fristo and non-food discounter KiK act as tenants there. Other established retailers such as LIDL, tegut, Rossmann, Denn’s Biomarkt and Fressnapf are situated in the immediate vicinity.
The second property is located in Niederaichbach and was built in 2022. The space is let to regional chains Getränke Fleischmann and Metzgerei Pflügler. The property is integrated into a motorway service area that also includes LIDL, McDonald’s, several petrol stations and rapid-charging facilities.
