Diamond Home, an importer and distributor of homewares, has concluded a new office lease in Midtown South. The company is leasing 7,272 square feet for the entire fifth floor of the building at 20 West 36th Street, which is owned by the Rosen family. The lease term is seven years and seven months. This move is from its previous address at 28 West 36th Street.

The asking rent for the building, located between Fifth Avenue and Avenue of the Americas, was $46 per square foot, as stated by the landlord. Negotiations for the tenant were led by Joel Kubie and Michael Beyda of Benchmark Properties. Max Koeppel of Koeppel Rosen, who serves as the leasing and managing agent for the Rosen family's portfolio, represented the landlord in-house.

Joel Kubie noted that this was the second transaction he had handled with Koeppel Rosen within a short period. Kubie and Beyda recently represented Expanscience, a company that leased approximately 11,500 square feet at 39 West 19th Street. Both companies, Diamond Home and Expanscience, are currently undergoing renovations of their respective spaces, with move-in dates expected in the coming months.

The dynamic leasing activity underscores Midtown South's attractiveness to various industries. Other tenants in the twelve-storey building at 20 West 36th Street have also recently confirmed or expanded their presence. These include security service provider Unity Building Security, who signed a lease for 3,439 square feet in November 2025, and educational development organisation Publicolor, who renewed its 6,850 square feet in June 2025.
