State-owned housing company BayernHeim has commenced letting a total of 88 new-build flats on Lorestraße in Dinkelsbühl. The development comprises 79 income-subsidised residential units as well as nine privately financed flats. Occupancy of the new flats is scheduled for 1 January 2027.
According to Fabian König, Managing Director of BayernHeim GmbH, a neighbourhood is emerging on the river Wörnitz that creates affordable space for various population groups. The housing mix is aimed equally at families, working professionals, and pensioners. König stressed that, as a state-owned company, the business stands for long-term tenancies alongside reliable, transparent terms.
Subsidy terms and rent structure
The standard initial rent for the subsidised housing stands at 9.00 EUR per square metre excluding service charges. Through the Free State of Bavaria's income-oriented housing subsidy, eligible tenants holding a housing entitlement certificate (Wohnberechtigungsschein) receive a monthly grant of up to 4.20 EUR per square metre. Depending on the relevant income bracket, the actual net rent is reduced to 4.80 EUR, 5.80 EUR, or 6.80 EUR per square metre. The eligibility criteria also include middle-income groups; for example, a childless couple with a combined gross income of around 5,000 EUR per month qualifies. For the nine privately financed units, a rent of 9.50 EUR per square metre applies without any requirement for a housing entitlement certificate.
