The international staffing services provider Hays has secured an early, long-term extension of its lease in the Frankfurt office ensemble 'Die Welle'. Colliers' Frankfurt Office Letting team supported the tenant with its strategic location planning. In parallel, the brokerage firm's Landlord Representation team advised the owner, Invesco Real Estate, throughout the entire negotiation process.
The decision to extend was reached following a structured stay-or-leave review that evaluated all available options in the Frankfurt office market. As Leo Maximilian Mendig, Head of Office Letting at Colliers in Frankfurt, explained, remaining at the property demonstrates the capacity of central locations with flexible spatial concepts to adapt to modern occupier requirements.
Redesign of around 2,000 square metres of office space
Going forward, Hays will occupy roughly 2,000 square metres of modernised office space within the property. According to Ulrich Otterbein, Head of Corporate Real Estate at Hays AG, the new spatial layout will be tailored precisely to the company's qualitative and quantitative requirements without disrupting ongoing operations. The collaborative partnership with Invesco Real Estate and Colliers provided a solid foundation for this outcome.
The 'Die Welle' ensemble is situated adjacent to the Alte Oper and ranks among the prominent landmark properties in the Central Business District of Frankfurt am Main. Its modular architecture and flexible divisibility permit contiguous rental units ranging from approximately 300 to 3,500 square metres on a single level.
Long-term perspective for landmark property
Martin Schwaiger, Senior Director Landlord Representation at Colliers in Frankfurt, stressed that the building's versatile structure enabled an agreement that reconciles the occupier's space requirements with the owner's investment objectives. For Invesco Real Estate, the completion of the lease represents a sustainable strengthening of the asset.
