DORNIEDEN Gruppe has announced the sales launch for the first owner-occupied homes in the new "Am Auenwald" residential quarter in Seelze-Gümmer. This project envisages the construction of a total of around 150 terraced and semi-detached houses on a 38,350 square metre site. The land used for this purpose, located in the new Gümmer-West development area, was acquired by DORNIEDEN Gruppe from Hanseatische Immobilien Treuhand (HIT) in early 2026. At the time of acquisition, the site already had planning permission and was largely developed.
The construction project involves the development of terraced and semi-detached houses under the VISTA Reihenhaus developer brand. A significant proportion of around 80 houses is planned for realisation as rental properties. The company has already secured an investor for this part of the project. The remaining residential units are primarily designed for sale to owner-occupiers, and their marketing has now been initiated.
Offering and Features of the Residential Units
As part of this initial marketing phase, twelve houses of the VISTA L type are being offered. These units each have a living area of approximately 129 square metres and offer a flexible room layout of four to five rooms. Each house is equipped with a garden and a garage or a car parking space. Special emphasis is placed on sustainable energy supply: all houses will be fitted with a heat pump and a photovoltaic system. Construction for these specific units is slated to begin in February 2027, with planned completion at the end of 2027.
Location and Infrastructure of the Quarter
The "Am Auenwald" residential quarter is being built on Fohrtweg and Eulenhorst in Seelze-Gümmer, a locality situated approximately 17 kilometres west of Hanover, the state capital of Lower Saxony. The local infrastructure includes shops and other daily necessities, all located in the immediate vicinity. The construction of a day-care centre is also planned within the quarter, which underscores its attractiveness for families.
The natural setting of the location is characterised by its proximity to the Leine floodplains and to fields and cycle paths. The connection to the centre of Hanover can be described as advantageous; travel time is about 15 minutes by both S-Bahn and car. Markus Sack, Head of the North Branch of DORNIEDEN Gruppe, stated that the sales launch represents a significant milestone for this quarter development. He emphasised that modern owner-occupied homes with family-friendly layouts and contemporary energy technology are being offered in an excellent location close to the state capital. The company's serial planning and long-standing experience have made it possible to deliver the houses at an optimal price-performance ratio.
