The Durst Organization announced the completion of three leases for pre-built office suites in its building at 1133 Avenue of the Americas. The total area of the lettings amounts to 11,223 square feet, strengthening the company's presence in one of Manhattan's most prominent locations.
The largest of these agreements was concluded with the software company Quantexa, which leased a new space of 5,263 square feet. Quantexa, a UK-based company, specialises in artificial intelligence-based software applications for analytics and decision-making. Additionally, the theatrical production company Olympus Theatricals extended its lease for 3,345 square feet, while the financial services company Global Securitization Services also renewed its commitment for 2,615 square feet. The exact terms of these three leases were not disclosed.
The Durst Organization was represented internally by Tom Bow, Rocco Romeo, and Nora Caliban. Quantexa was advised by Aidan Campbell of Colliers. Jody Durst, President of the Durst Organization, commented on the recent agreements: "These three leases reflect what tenants are currently looking for: high-quality space in a prime building. We are grateful that Olympus Theatricals and Global Securitization Services have renewed their commitment to 1133 Avenue of the Americas, and we welcome Quantexa to the building."
Steady Demand in Midtown Manhattan
1133 Avenue of the Americas is a 1.1 million square foot, 45-storey Class A building, situated just one block north of Bryant Park. The appeal of the location and the quality of the building are reflected in other recent lettings. In December 2025, the global banking and financial services company ING Group renewed its lease for 132,400 square feet and expanded its space by an additional 21,515 square feet, bringing its total to 153,915 square feet across floors seven to eleven.
Furthermore, the law firm Massumi + Consoli moved into 22,915 square feet with a seven-year lease in August 2025. This represented a significant expansion for the firm, which, according to Jody Durst, now occupies five times the area of its previous premises at Penn 1. The previous month, another law firm, Steptoe, had signed a 15-year lease for 57,988 square feet on floors 43, 44, and 45 of the building, having previously had its headquarters at 1114 Sixth Avenue. Rents in the building were reportedly between $115 and $120 per square foot in July 2025.
Renowned Tenants and Financing
1133 Avenue of the Americas houses a variety of well-known tenants, underscoring the property's attractiveness and high quality. Notable companies include Charles Schwab, Interactive Brokers, Patterson Belknap Webb & Tyler, Take-Two Interactive, the National Basketball Players Association, Schindler Elevator Corporation, and Steinway & Sons.
In April 2021, the Durst Organization secured a ten-year, fixed-rate, interest-only Commercial Mortgage-Backed Securities (CMBS) financing of approximately $1.1 billion. This was used to refinance 1133 Avenue of the Americas and 114 West 47th Street. The non-recourse financing was arranged by Bank of America, Citigroup, and Wells Fargo and secured by Durst's fee simple interests in the two office skyscrapers.
