Ehret+Klein AG has concluded a lease agreement with Urban Flats Berlin GmbH for 1,430 square metres in the property at Friedrichstraße 210. This area, located on the fourth and fifth floors of a listed office and commercial building, will be used to create 20 serviced apartments. The site is situated directly at Checkpoint Charlie in Berlin.

The lease agreement has a term of 15 years and includes an option for extension by a further five years. The serviced apartments, which will comprise a total of 27 bedrooms, are aimed at individuals seeking accommodation for short to medium-term stays in Berlin. Completion and subsequent opening of the apartments are planned for the second quarter of 2027.

By repurposing the former office spaces, the building's existing mix of uses will be complemented by a residential component. Julia Krause, Managing Director for Asset and Property Management at Ehret+Klein, stated that Urban Flats Berlin would create new living space in a busy location in the capital. She highlighted that the repurposing of existing office spaces enables swift implementation and that the long-term lease strengthens the property's earnings base. Furthermore, the expansion of the use mix will make the historic building more resilient to economic fluctuations and position it more attractively in the long term.

The listed office and commercial building in a central Berlin location is being repositioned by Ehret+Klein AG as part of a value-add strategy. After the measures are completed, the building will offer a total of 5,750 square metres of space for offices and serviced apartments. On the ground floor, retail and gastronomic offerings will complement the use mix. These are intended to enliven the inner courtyard and make it more accessible to the public.

Derek Radowski, Managing Director of Urban Flats Berlin GmbH, added that the location on Friedrichstraße enables a high-quality offering for travellers to Berlin, whether for business or leisure, staying in the city for a few days or weeks. He emphasised that the combination of a central location, historical architecture, and modern apartments represents a special project. Even during the planning phase, the building was opened to the public for temporary use by the artist collective Notagallery, providing an initial glimpse into its future design.
