Roux, a company specialising in environmental consulting and compliance, has signed a ten-year, five-month lease for 5,250 square feet at the property located at 225 West 34th Street, also known as 14 Penn Plaza. This was announced by tenant representative Lee & Associates NYC. The tenancy represents a relocation within the Midtown district.

The stated rent for the 22-storey Art Deco building was 65 dollars per square foot. Roux is moving its location from 252 West 37th Street, which is three blocks away, to the new address. 14 Penn Plaza was chosen considering the requirements for the work environment and accessibility for employees and clients.

Woody King of Lee & Associates, who brokered the deal for the tenant alongside Sean Slattery, explained that Roux was seeking a space that met the company's high standards while facilitating connectivity for employees and clients from across the region. The combination of a bespoke fit-out, a full-service building, and direct access to Penn Station makes 14 Penn Plaza an ideal long-term solution. King emphasised that this is the kind of workplace that supports both the company's operational needs today and its future growth.

Jay Futersak of Circle Realty conducted the negotiations in-house on behalf of the ownership company. He noted that 13 engineering firms had already established themselves at 14 Penn Plaza. These firms value the location at the city's transport hub. The property has developed into a significant centre for engineering firms, which have also doubled and tripled their space in the last six months.

Other tenants in the building include residential lighting company Chelsea Lighting, which signed a 13,868 square foot lease in March, and building remediation company Control Solutions Group, which concluded a 20,000 square foot lease in February. Futersak attributed the building's strong leasing momentum in March not only to the quality of the spaces but also to its location opposite Pennsylvania Station. The location thus offers excellent connectivity to the public transport network.
