Ross Stores, a leading discount retailer, has signed a 115,000 square foot lease, representing one of the largest office deals in Downtown Los Angeles. The company will relocate its West Coast merchandising headquarters from Downtown Los Angeles' central business district to the Row DTLA Campus. This new space includes approximately 110,000 square feet of creative office space, along with 5,000 square feet of exclusive rooftop terrace area.
The new location at Row DTLA is intended to support Ross Stores' collaboration with vendors and its ongoing nationwide retail business expansion. The move occurred despite the challenges in the Downtown L.A. office market, which continues to struggle with high vacancy rates and a preference for newer or better-appointed spaces, particularly in submarkets like Century City.
Strategic Relocation to the Arts District
Instead of leaving Downtown entirely, Ross Stores is transitioning from a traditional CBD environment to an expansive adaptive reuse campus in Downtown's Arts District, near the Fashion District. Wade Haddad, Senior Vice President of Corporate Properties at Ross, explained that choosing the right location goes far beyond just square footage.
With this lease, Ross Dress for Less, as the company is better known, deepens the concentration of fashion and apparel tenants at Row DTLA. Other players in the fashion industry have also recently chosen this location or strengthened their presence there.
- —Pistola Denim recently leased 17,900 square feet for its creative team, relocating from warehouse and distribution facilities in Vernon.
- —Fashionphile secured 32,300 square feet last year for a flagship location combining retail, office, operations, authentication, and warehousing functions.
- —Well-known tenants such as Adidas, Wilson, and Revolve are also located in the complex; Revolve recently renewed a 48,000 square foot lease.
The Row DTLA Campus
The Row DTLA campus spans 32 acres and comprises a collection of former industrial buildings dating back to the 1920s Los Angeles Terminal Market. The campus was redeveloped and reopened in 2017. It now hosts offices, restaurants, retailers, wellness providers, and event spaces.
