The ERL Immobiliengruppe has begun sales for the second construction phase of Pinderpark in Zirndorf. This development project will create a total of 157 care apartments and 54 staff residences, which are being offered on the market as fractional ownership units. The Arbeiterwohlfahrt (AWO) will operate the new care facility. The planned opening is scheduled for spring 2028.
Following the successful completion of the first construction phase, which included 65 assisted living units, the ERL Immobiliengruppe is now focusing on the further development of the approximately 23,000 square metre site. At the heart of the current project is a modern care property that will replace the existing Helene-Schultheiß-Heim. Additionally, a day care facility with 22 places, administrative areas for the AWO Kreisverband Fürth-Land e. V., and the aforementioned staff residences are planned. Groundbreaking for the new building already took place at the end of July.
Usage Concept and Operator Model
With the start of sales, the ERL Immobiliengruppe is offering a total of 211 fractional ownership units, divided into 157 care apartments and 54 staff residences. This offer is aimed at capital investors who wish to invest in long-term real estate projects in the fields of senior living, care, and social infrastructure. The inpatient care facility will be operated by the Arbeiterwohlfahrt, an established player in the care sector. The collaboration between AWO and ERL Immobiliengruppe, known for its extensive development and construction expertise, aims to realise a usage concept that meets the requirements of a modern care facility as well as efficient operational processes. The creation of 54 staff residences also addresses the need for additional housing for employees at the site.
Both the 157 care apartments and the 54 staff residences are being sold by ERL Immobiliengruppe as fractional ownership. Purchasers thus secure a land-register-secured real estate unit within the overall property. Completion and commissioning of the entire care competence centre are anticipated for spring 2028.
Construction Standard and Investment Advantages
The ERL Immobiliengruppe carries out approximately 80 percent of the construction services in-house to ensure high quality in structural implementation. The new building will be constructed to the KfW-40 efficiency house standard and meets the requirements of the “Climate-Friendly New Building – Residential Buildings” (QNG) quality seal, implying high standards regarding energy efficiency and sustainability. Photovoltaic systems on the roof areas contribute to partial self-sufficiency in electricity. The energy standard can open up attractive financing opportunities for purchasers. Depending on the applicable funding conditions, low-interest KfW loans of up to EUR 150,000 may be relevant. If the legal requirements are met, additional tax depreciation options, such as special depreciation according to Section 7b EStG, can be utilised.
