In the west of Munich, the residential neighbourhood MUnique Gardens is experiencing noticeably accelerated sales momentum. Just a few weeks after releasing the second phase of construction, the Strenger Group is now bringing the next 20 units to market ahead of schedule. The development at the address Spatzenwinkel in the Lochhausen district is responding to sustained robust demand for family-friendly housing within the city area.
According to Dr Daniel Hannemann, Chief Executive Officer of the Strenger Group, the Baustolz concept applied in the neighbourhood aims to keep private home ownership in Munich accessible to broader buyer groups despite challenging price levels. He noted that sales momentum in Lochhausen to date confirms this approach. Dr Elisabeth Schein, Regional Manager for Strenger in Munich, also points to the layout of the development, which includes private garden plots, a spacious playground, and a central neighbourhood square serving as a meeting point.
Neighbourhood scope and leasehold structure
The entire site covers an area of around 21,000 square metres. A total of 90 houses are planned, with living spaces ranging between 99 and 147 square metres and providing room for five to six rooms. Structural features include roof terraces and modern bathrooms. A daycare centre is being built directly on the premises. Local recreational areas such as the Aubinger Lohe and Lake Langwied are located in the wider surrounding area, while local public transport connections are within walking distance.
The scheme is being developed on a leasehold plot (Erbbaurecht). As buyers do not have to finance the land separately, initial acquisition costs are significantly reduced compared to a direct purchase. The buildings are being constructed to the KfW-40-NH-QNG energy efficiency standard. Subject to statutory requirements, buy-to-let investors have the opportunity to combine declining-balance depreciation with special depreciation for new residential rental construction pursuant to Section 7b of the German Income Tax Act (Einkommensteuergesetz).
Project organisation and sales launch
The start of the third sales phase will be marked on Thursday, 12 November 2026, from 16:00 as part of an on-site lantern festival. On the technical side, the project is managed by Caroline Schulz as Technical Director at the Munich office. Dominik Kühfuß, Moses Lange and Sarah Mucha are managing the advisory and sales process for prospective buyers.
