Estate agency Brockhoff has successfully brokered the relocation of textile retailer Ernsting’s family within Marktstraße in Ahaus. The chain store operator will occupy a retail unit with a total lettable area of around 385 square metres. With this move, the company is significantly expanding its sales area compared to its previous town-centre branch. Prior to the change of tenant, the commercial space was occupied by non-food discounter KODi.
Established retail location in the pedestrian zone
The property is situated in an established prime high-street location within the pedestrian zone of Ahaus. The new site is directly opposite Café & Bar Celona and the fashion retailer Engbers. Both retail units were also brokered by Brockhoff in the past. The surrounding neighbourhood features other well-known chain store retailers, providing stable conditions for long-term retail use.
According to Bert Pfeffer, real estate expert at Brockhoff, the transaction underlines the continuing appeal of Ahaus town centre for expanding chain store operators. Above all, the combination of high footfall, an established retail environment and the central location in the pedestrian zone makes this address particularly valuable for retail.
Long-standing mandate and re-letting
The commercial building is owned by a private individual who has been part of the agency's established client base for many years. Brockhoff had already supported the owner in previous transactions at this location, including brokering the adjacent space to the Kiepenkerl bakery. The long-term lease agreement with Ernsting’s family further consolidates the existing retail structure in the town centre.
Following the relocation, an opportunity also arises to reposition the retail space being vacated in the neighbouring commercial property at Marktstraße 19. Brockhoff had originally brokered Ernsting’s family as the tenant for that property and has now once again been exclusively commissioned with the re-letting. According to Pfeffer, initial talks are already underway with retail companies whose space concepts match the structural parameters.
