Financing platform Europace and real estate service provider VALUE AG have expanded their digital offering to include services from the start-up meinhaus.digital. The company from Schwäbisch Gmünd, led by founders Carolin Krebber and Leonie Dowling, recently presented its business model on the VOX television programme 'Die Höhle der Löwen'. In this context, the entrepreneurs accepted an investment offer from investors Jana Ennsthaler and Carsten Maschmeyer. According to provisional AGF data, the television broadcast recorded 1.25 million viewers and a market share of 11.4 per cent in the target group of 14- to 59-year-olds.
Digital document procurement for financing and refurbishment projects
The document shop operated jointly by Europace and VALUE AG was expanded in early October to include the portfolio of the Schwäbisch Gmünd-based platform. This allows financing advisors to commission construction- and valuation-relevant documents directly via the existing system environment, rather than requesting them separately outside the platform at greater effort. The generated documents are generally made available within a timeframe of 24 to 72 hours, ensuring they are promptly available to credit institutions and subsidy agencies.
The integrated range of services is aimed particularly at projects involving existing properties, where missing or outdated property documentation complicates the approval process. Several key certificates can be generated digitally via the platform:
- —Detailed floor plans and standard-compliant living space calculations
- —Estimates of incurred conversion and modernisation costs
- —Energy documentation for official verifications and subsidy applications
Efficiency gains in the valuation of existing properties
Stefan Münter, Co-CEO and Executive Board member of Europace, points to changing market conditions. In view of rising new-build prices, the acquisition of existing buildings continues to gain in importance. Consequently, modernisation and refurbishment measures are taking on a growing role in mortgage lending. The integration of meinhaus.digital provides advisors with tangible efficiency gains in practical processing.
Cnut Siebert, Executive Board Member for Property Valuation at VALUE AG, highlights that incomplete documentation significantly delays the valuation and review process. However, prospective buyers are frequently under time pressure when making financing decisions. The integration of the data platform closes this gap, with the participating partners already working on further offerings.
The impetus for the collaboration arose in June this year at the 44th Europace Conference in Berlin. As co-founder and architect Carolin Krebber explains, the significant amount of time loan brokers must spend compiling missing property documents was discussed there. Based on this, an integrated interface was developed within a few months to resolve this practical bottleneck in the transaction process.
