Smart Property Services (SPS) and the Hamburg-based real estate company FRANK have agreed on a cooperation in the area of specialised tasks within real estate portfolios. This partnership will enable SPS customers to access extended services that go beyond traditional property management. SPS manages approximately 80,000 units nationwide for various customer groups, including asset managers, family offices, institutional investors, and homeowners' associations. Their activities cover both the commercial and residential segments.
In addition to classic property management, SPS's service portfolio covers other core areas. These include rental and operating cost accounting, letting, technical maintenance, and warranty management. Reporting and community management for residential complexes are also among their established services. In recent years, SPS customers have shown an increasing need for services that extend beyond the traditional spectrum. Aspects such as the valuation and appraisal of properties, construction planning, and financing issues are gaining in relevance.
The cooperation with FRANK enables SPS to expand its offering with specific services in the field of innovative energy solutions. These include consulting, renovation, and contracting, as well as the support of tenant electricity projects and building and energy planning. These specialised services will be provided by partner FRANK in the future. FRANK is a family-run real estate company founded in 1925, with offices in Hamburg, Kiel, and Frankfurt.

The company possesses expertise that includes over 100 years of experience in project development. Furthermore, FRANK has extensive competencies in investment, development, portfolio management, and energy-efficient refurbishment. SPS itself is an established player in institutional property management and is led by twins Philipp Körner and Peter Körner.
Philipp Körner, Managing Director of SPS, explained that customers increasingly expect support not only in day-to-day business but also with strategic questions concerning their portfolio. He emphasised that FRANK brings precisely the specialist competencies that customers are increasingly demanding – from valuation to energy consulting.
