Euro Real Estate GmbH, a company within the Reiß & Co. Group, and Gabor-Janzen Familienholding AG have jointly acquired an almost 40,000 square metre site at Joachim-Gabor-Platz 1 in Rosenheim. The vendor of the property was Gabor Shoes GmbH (formerly Gabor Shoes AG). The transaction was structured as a long-term sale-and-leaseback deal, with the parties agreeing to keep the purchase price confidential.
The aim of the involved parties is the long-term further development of the site into a mixed-use quarter. Gabor Shoes GmbH is to remain a tenant. The project company will receive support and advice on urban planning and landscape architecture issues from the planning office mgk, mahl gebhard konzepte from Munich.
Potential and Location of the Site
For a part of the acquired plot, there is a legally valid positive preliminary building application for the construction of 150 student apartments. The immediate proximity to the Rosenheim Technical University particularly qualifies the property for this specific asset class.
The site's connection to public transport is ensured by bus stop 401 "Hochschule/FOS Rosenheim". Furthermore, regional train 44 is within a five-minute walking distance. From the "Hochschule" train stop, there is a connection to Rosenheim main station, which is accessible by public transport in three minutes and by bicycle in about ten minutes.
