Maslow Capital, a pan-European provider in real estate finance, has committed EUR 40 million in development financing to Tikehau Capital and Dunman Capital for a project in Berlin-Charlottenburg. This funding is designated for the acquisition and subsequent conversion of a currently vacant hotel, which is to be redeveloped into approximately 250 serviced apartments. The financing was structured and executed by Maslow Capital's German team.
The project focuses on the repositioning of an existing property in a central Berlin location. It secures the necessary financial foundation for Tikehau Capital and Dunman Capital to realise their comprehensive business plan. The renovation of the hotel, located at Wielandstraße 8, involves a significant expansion of the gross floor area (GFA) from approximately 3,800 m² to around 7,300 m². This expansion will create the planned circa 250 serviced apartments.
Various communal areas are planned for the ground floor and basement of the building. These include a bar, kitchen facilities, a breakfast area, and a fitness area, which will be available to future residents. The Charlottenburg location is characterised by its central position and offers walking distance to Savignyplatz and Kurfürstendamm, underlining the project's attractiveness.
Strategic Relevance and Market Requirements
Léo Béchet, Director and Head of Origination at Maslow Capital Germany, highlighted the significance of the transaction. He emphasised that several factors crucial to Maslow Capital converged: experienced and financially strong sponsors, a compelling usage concept, and an established location. The project also demonstrates the relevance of financing partners capable of acting swiftly and providing security in structuring and executing complex development and repositioning strategies.
Maslow Capital observes strong demand in Germany for flexible financing solutions. The company believes it is well-positioned, through its ability to provide tailored solutions, to meet this demand and offer support to partners where needed.
Expansion of the German Team
Maslow Capital significantly strengthened its German team in summer 2026 with the appointments of Léo Béchet as Director and Head of Origination and Marc Dahmen as Director, Origination. Additionally, further positions in Deal Management were filled. Through this personnel expansion, the company enhances its capacity to directly originate, structure, and execute financing for German project partners. This builds local expertise and enables Maslow Capital to combine the market knowledge of its local team with central credit decisions and its pan-European capital base.
