Goldbeck Sustainability Consulting, a division of the Europe-wide construction and services company Goldbeck, has conducted a detailed analysis of a European real estate portfolio for Everllence SE. This portfolio comprises approximately 100 commercially used properties with a total area of around 421,700 square metres. These are primarily company sites of a globally active provider of large diesel engines. The twelve-month project duration served to develop a robust decision-making basis for future investment, refurbishment, and transformation decisions.

The insights gained by Goldbeck's sustainability experts provide transparency regarding the energy status of the properties at both asset and portfolio level. A significant focus was placed on identifying regulatory risks. In particular, the Minimum Energy Performance Standards (MEPS) contained therein have already been transposed into national law through the Building Modernisation Act (GModG). These regulations progressively introduce minimum energy standards for existing buildings with low energy efficiency, increasing the pressure on owners and operators to prepare their properties for these requirements in good time and to make them future-proof in the long term.

For Everllence, the foundation has been laid to systematically integrate regulatory requirements into long-term portfolio development. Systematic Approach for Heterogeneous Portfolios

The analysed portfolio is characterised by high heterogeneity, including production halls, office buildings, nurseries, and other commercially used properties at various European locations. To structure this diversity and enable precise statements at the portfolio level, the buildings were grouped into clusters. This was based on key characteristics such as asset class, year of construction, and use.

Goldbeck's Sustainability Consultants assessed each property regarding its energy status and specific regulatory requirements. For properties that are not expected to meet the future energy standards, concrete packages of measures were developed. These range from short-term optimisations to comprehensive refurbishment strategies. The results were aggregated at portfolio level to transparently present areas for action, risks, and investment priorities.
