Garbe Industrial Real Estate Netherlands has recorded a notable letting success in the Dutch logistics market. The company has fully let a distribution centre in Almere, within the Amsterdam metropolitan area, to an internationally active, listed company. The tenant, which operates globally as a distributor and partner for supply chains, has signed a long-term lease for the entire property.
The property is located on Hameiweg in the established De Vaart business park and comprises a lettable area of around 32,700 square metres. The modern complex was constructed on a site of approximately 44,200 square metres. Originally designed for four flexibly divisible units of roughly 8,000 square metres each, the building will now be entirely occupied by the new user.
Technical specifications and location qualities
The distribution centre features functional building specifications tailored to modern operational processes. The halls offer a clear height of 12.2 metres and are accessed via 32 loading docks. More than 300 car parking spaces are also available on the external grounds. Benefiting from convenient access to the A 6, A 1 and A 27 motorways, the site is directly connected to the regional transport network of the Amsterdam area.
Focus on sustainability and energy supply
A key feature of the development is its energy performance. The building has been certified to the BREEAM-NL sustainability standard with an "Excellent" rating. Structural measures include a circular steel structure, green roofs, modern LED lighting, and an efficient photovoltaic system on the roof areas. Charging infrastructure for electric vehicles has also been integrated for vehicle fleets.
In addition, a contractually secured power capacity of more than two megawatts was secured for the site. This substantial capacity is available directly on site for the tenant, representing a considerable operational advantage in the current market environment.
In the letting transaction, Industrial Real Estate Partners acted on behalf of the landlord in cooperation with Jones Lang LaSalle. The tenant was advised during the negotiations by NL Real Estate | Knight Frank.
