Garbe Industrial has fully leased a newly built multi-functional commercial property in Leipheim, in the district of Günzburg. A technology group took over the property, which has a total area of approximately 11,900 square metres. The asset is part of a joint venture between Garbe Industrial and Logicenters, a specialist in logistics solutions belonging to Urban Partners. This project represents an investment of around EUR 17 million made by the two joint venture partners.
Mehmed Muhić, Regional Head South/Development at Garbe Industrial, highlighted that the rapid leasing success sends a clear signal that investments in high-quality properties in attractive locations are worthwhile, even during economically challenging phases. The successful realisation of this project was only possible through the cooperative collaboration of all local stakeholders involved – the municipality, the district office, the developers, and the construction company.
Project Development and Location Advantages
The building permit was granted in less than three months, which creates planning certainty for investors and accelerates the realisation process, according to Muhić. For Logicenters, the property in Leipheim represents a state-of-the-art example of the logistics properties the company aims to develop. Wolfgang Ködel, Managing Director and Head of Real Estate Germany at Urban Partners, emphasised that the new build was constructed on a brownfield site, which was formerly part of an air base.
The revitalisation of the approximately 20,000 square metre dormant site began in autumn 2024 after its acquisition by Garbe Industrial and Logicenters. Initially, old foundations, buildings, and a 30-metre-high chimney were demolished, and the materials were properly disposed of. Goldbeck began the actual construction as general contractor in the second quarter of 2025. The lease agreement covers around 11,200 square metres of hall space and approximately 700 square metres of office and social areas. The property features ten loading docks and one ground-level sectional gate for loading and unloading. In the outdoor area, there are 40 car and two lorry parking spaces available.

The property was developed according to current ESG standards, and certification to the Gold Standard of the German Sustainable Building Council (DGNB) is being sought. Leipheim is located approximately 30 kilometres northeast of Ulm and benefits from a convenient transport location. The A8 motorway is only a few kilometres away and connects the location with important South German economic regions such as Ulm, Stuttgart, Augsburg, and Munich. A connection to the A7, one of Germany's most important north-south axes, is also available via the Ulm/Elchingen interchange, which is about eleven kilometres away.
