The German real estate transaction market is experiencing a clear recovery. Based on transactions recorded on its platform in the first half of 2026, the due diligence platform Drooms forecasts a substantial increase in real estate transactions in Germany. The figures for the first half of 2026 already represent approximately 75 percent of the total transactions from the previous year, 2025.

Already in the 'Real Estate Trends Report' of 2025, a stagnation in transaction duration was interpreted as a first sign of recovery. Current data confirms that this recovery is now also manifesting in the number of transactions. Should the trend from the first half of 2026 continue, a 50 percent increase compared to 2025 is expected for the full year.

Stronger Market Dynamics After Stabilisation

Alexandre Grellier, CEO of Drooms, notes that transaction figures have been relatively constant in recent years, showing only minor fluctuations. However, for the first time since the start of the Ukraine crisis, clearer upward movements are now observable. For comparison: between 2024 and 2025, the number of transactions increased by only 4.11 percent.

This positive development in the German market is also reflected in the overall European context. If the observed trend continues, it could lead to a Europe-wide increase in transaction figures of 27.24 percent. Grellier emphasises that the increased dynamism in the German transaction market is particularly noticeable in a European comparison. He attributes this to improved price discovery between buyers and sellers or increased selling pressure. At the same time, he stresses that, given global uncertainties, the duration of this positive sentiment cannot be estimated. Owners intending to sell should therefore always be transaction-ready to capitalise on the current market dynamics.

Increase in Transaction Volume and Figures

Transaction volume also showed an increase in the first half of the year. CBRE registered a plus of 13 percent, corresponding to a volume of almost 16.2 billion EUR. The average deal size was approximately 20 million EUR. In total, CBRE recorded 800 transactions in Germany in the first half of 2026.

Jan Linsin, Head of Research Germany at CBRE, confirms the gradual market recovery. Despite ongoing geopolitical uncertainties causing some reluctance, the market is fundamentally recovering. Price discovery is functioning better than in 2025, and fundamental data remains intact. Linsin identifies the Top 7 markets, large-volume transactions in the office segment, and portfolio deals in the care and healthcare property, logistics, and residential sectors as key drivers of this recovery.
