For both private and commercial clients, the phase prior to submitting a planning application represents a significant organisational challenge. To structure construction-related decisions more reliably ahead of actual approval, GreenBuild360 GmbH has expanded its digital service into a comprehensive knowledge system. The platform accompanies projects from the initial technical considerations through to submission-ready documentation.
The methodical approach is divided into four consecutive phases: inform, understand, decide, and build. The central foundation of the information phase is a manufacturer-independent partner wiki, which included a total of 513 partners as of 22 October 2026. Verified Environmental Product Declarations (EPDs) are available for 176 of these participants. The portal makes a clear editorial distinction between pure manufacturer details, independently verified documentation, and its own objective assessments.
Specialist depth and technical decision-making aids
The knowledge base is deepened through specialist media formats and planning tools. An AI-supported podcast hosted by Managing Director Norbert Jacobsen addresses technical issues such as structural analysis, approval procedures, and fire protection for the NiTO solid timber system, verifications for ground screws, concrete-free floor slabs, and the assembly of prefabricated EcoCocon elements. For outdoor spaces, the Klimagarten21 module is available, featuring a sponge-garden calculator, a water planner, and a selection of more than 150 plants adapted to drought periods.
In addition, structured decision-making aids for heating systems, insulation, construction methods, and subsidies provide guidance. These are based on the requirements of the Building Energy Act (GEG), KfW guidelines, DIN standards, and publications from the Fraunhofer Institute. While a digital tool called Building Advisor provides a quick initial assessment, the first recommendation regarding heat pump technology is already accessible.
Nationwide cooperation in planning application design
Once the draft concept is established, the planning application stage follows. For this purpose, GreenBuild360 cooperates nationwide with Planeco Building GmbH, bindingly involving professionals qualified to submit building documents. The planning scope of services comprises six defined core components:
- —Design through to submission of the planning application, including drawings, building description, site plan, distance area plan, proof of parking spaces, and two revisions
- —Preparation of the structural engineering stability verification
- —Thermal insulation verification in accordance with the Building Energy Act, including verification of summer heat protection
- —Specialist design of technical building services for heating, ventilation, sanitation, and electrical systems, as well as subsoil surveys and surveying services where required
GreenBuild360 emphasises the formal boundaries here: planning application services always implement a previously agreed design but do not replace it. The final granting of planning permission remains without exception under the authority of the responsible municipal bodies. According to Managing Director Norbert Jacobsen, the system is intended to offer clients the necessary orientation to prepare fundamental building decisions properly.
