GreenPlaces Deutschland Asset Management GmbH has completed the final phase of the development of its site in Bisingen, Zollernalbkreis. 34 flexible commercial modules have been realised. The project, which involved an investment volume of approximately nine million EUR, was implemented within an average construction period of one year on a plot of land measuring around 7,800 square metres at Conrad-Röntgen-Straße 6. The total area of the newly created commercial spaces amounts to approximately 4,100 square metres, which were constructed using solid timber.
The individual modules, each approximately 120 square metres in size, are designed for flexible use and are suitable for craft businesses, service providers, light industrial companies, and start-ups. They can be either purchased or rented; furthermore, there is the option to combine them to form larger units. Currently, two of the 34 units are already occupied, with another 16 reserved. Each module is equipped with a roller door and an additional entrance door on the ground floor. The upper floor provides space for offices or communal rooms.
Sustainability and infrastructure as location factors
The energy-efficient equipment of the commercial modules includes heat pumps for heating and cooling. In addition, the rented units feature rooftop photovoltaic systems that contribute to the power supply. Each unit is equipped with its own parking spaces. Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management, stated that the high demand for the units confirms that the needs of local businesses are being met. He highlighted how positive the integration into Bisingen's economic structure is.
The Mayor of Bisingen, Roman Waizenegger, emphasised the strategic location of the site. He highlighted that the plot offers GreenPlaces, in the context of its sustainable and flexible commercial space developments, direct access to the four-lane federal road B27. This allows cities such as Stuttgart, Tübingen, and Reutlingen to be reached within approximately one hour's drive, which represents a significant locational advantage.
Company strategy and expansion
The new site in Bisingen is part of GreenPlaces Deutschland Asset Management's expansion strategy. The company primarily focuses on economically strong regions in Baden-Württemberg, Rhineland-Palatinate, Bavaria, and Hesse. In the medium term, further development of commercial parks is also planned in other federal states. According to its own figures, GreenPlaces has already completed eleven sites in Switzerland and seven in Germany, which are held in its own portfolio. The company plans to increase the number of sites to approximately 80 by 2030, with the majority to be developed in Germany.
