FLE GmbH has taken a further development step in its strategy with the acquisition of the Holiday Inn Zurich Oerlikon. This transaction marks the company's entry into the Swiss market. The hotel property expands FLE's portfolio with an existing hotel investment in a central location in Zurich.
The Holiday Inn Zurich Oerlikon comprises 164 rooms and is leased on a long-term basis. It operates under the Holiday Inn brand. The existing long-term lease structure provides a stable foundation for the investment and aligns with FLE's long-term orientation. The property was sold by INTREAL, which held it for one of its administered real estate special funds. The purchase price remained confidential.
Location Factors and Accessibility
The location of the Holiday Inn Zurich Oerlikon in the district of the same name in northern Zurich is considered strategically relevant. Oerlikon is one of the city's important business and development locations and boasts significant transport links. Zurich city centre, Zurich Main Station, and Zurich Airport are quickly accessible by public transport. Additionally, numerous office locations, Messe Zurich, and other event and leisure facilities are in the immediate vicinity of the hotel.
With this acquisition, FLE gains access to another core market within the DACH region, thereby expanding its international presence. The Swiss market complements FLE's activities in Germany and Austria, which have been ongoing for 20 years. This expands the portfolio to include another established hotel location. The transaction underscores FLE's course to build and manage a sustainably valuable portfolio of prime properties in the DACH and CEE markets over the long term, based on proven investment principles and independent of interim market cycles.
