NOVAVEST Real Estate AG achieved its self-imposed targets in the first half of the 2026 financial year. The company recorded remarkable results during this period, reflecting a positive development of its real estate portfolio. A central aspect of this development was the successful optimisation of its holdings, which included the profitable sale of seven selected properties.
The financial key figures bear witness to this positive development. Profit including revaluation rose to CHF 20.1 million. Operating profit, which excludes revaluations, increased to CHF 15.2 million. In parallel, the vacancy rate decreased to 1.9%, while the loan-to-value ratio was reduced to 48.8%. These adjustments underscore the company's efforts to enhance portfolio efficiency and stability.
Portfolio Adjustments and Strategic Direction
The sale of the seven properties was part of a strategic portfolio optimisation. The company justified this measure by stating that the future appreciation potential of these assets was considered limited due to necessary medium-term investments or already exhausted rental yields. These divestments resulted in a profit of CHF 3.6 million in the reporting period.
As at 30 June 2026, the market value of the overall portfolio amounted to CHF 946.1 million, compared to CHF 1,009.5 million as at 31 December 2025. This change in value is primarily attributable to the sale of the seven properties, with an effect of CHF -74.8 million. This was offset by investments in income-producing properties and in conversion and development projects totalling CHF +5.3 million, and a revaluation gain of CHF +6.0 million. The portfolio remains broadly diversified with a total of 62 properties across 16 cantons.

For the second half of 2026, NOVAVEST Real Estate AG expects a continued positive market situation in the Swiss real estate sector. The company's strategic commitment to the 'Residential for Young and Old' segment is expected to benefit from the persistently high demand for housing and demographic trends. The portfolio demonstrates stability and possesses development reserves that enable organic growth and improved earnings.
