BUWOG, a subsidiary of Vonovia, has officially launched the realisation of the Glockengut residential quarter in Bayreuth. This was marked by a symbolic ground-breaking ceremony, attended by Mayor Dr. Andreas Zippel. The first construction phase of this project is scheduled for completion by mid-2028 and comprises a total of 177 owner-occupied flats. This includes 63 apartments specifically tailored to the needs of students, lecturers, singles and seniors.
The undertaking is gradually transforming a long-fallow area in the Glocke district into an urban residential quarter. Udo Sauter, Managing Director of BUWOG, emphasised at the event that Glockengut will create much-needed housing with a high quality of life in Bayreuth. He highlighted that the ground-breaking ceremony represents an important milestone for the overall project and for the development of the Glocke district. The aim is to create a quarter that addresses diverse housing needs, from apartments for individuals to family homes.
Architecture and Facilities of the First Construction Phase
The first construction phase will see the creation of buildings A and B, which will provide owner-occupied flats with two to four-and-a-half rooms. Additionally, building D will be realised, primarily housing apartments. The buildings are designed with three to five storeys to harmoniously integrate into the existing surroundings. A distinctive design feature consists of cantilevered balcony structures that characterise the architecture. In addition to the flats, attractively designed outdoor areas with communal and play spaces will be created. For residents' mobility, 125 car parking spaces are planned in an underground car park, which can optionally be equipped with a wallbox for electric vehicles. The surface of the quarter is consistently designed to be car-free. Furthermore, solar panels will be installed on the roofs, with the electricity generated supporting the operation of the air-to-water heat pumps, among other things.
Location and Urban Significance
The Glockengut residential quarter is located in the Glocke district, west of the University of Bayreuth. Its location is characterised by its immediate proximity to Röhrensee Wildlife Park to the north and the Studentenwald (Students' Forest) to the south. Bayreuth's Old Town and various shopping facilities are within walking distance. Public transport links are available; the main railway station can be reached in approximately fifteen minutes. The “Ludwig-Thoma-Brücke” bus stop and Bayreuth's bicycle city ring are just a few metres away. Mayor Dr. Andreas Zippel praised the development, stating that the ground-breaking ceremony marks the gradual emergence of a new segment of Bayreuth from a long-fallow area. He emphasised the project's importance for creating much-needed housing and highlighted that it represents a significant signal for the commencement of concrete implementation and the sustainable further development of the Glocke district.
Of the total volume of 177 owner-occupied flats in the first construction phase, 124 units in buildings A and D, including all apartments, will immediately go on sale. Sales for the 53 units in building B will commence at a later date. Beyond this first construction phase, to be implemented by mid-2028, there is potential for the realisation of further construction phases, which could expand Glockengut to a total of approximately 290 flats. With the ground-breaking ceremony now held for the initial construction phase, BUWOG is providing a significant impetus for housing construction in Bayreuth.
