GSG Berlin has concluded a lease agreement for around 2,500 square metres of office and commercial space in Zermelo-Höfe in Berlin-Kreuzberg. The tenant of the property at Lobeckstraße 36 is Projekt Interim Berlin GmbH. The firm, which specialises in temporary usage models, is thereby expanding its presence within the portfolio of the Berlin commercial property specialist to a second location.
Small-scale usage concepts for the Kreuzberg commercial complex
The newly leased units account for more than a quarter of the property near Moritzplatz, which totals around 9,100 square metres. The ensemble combines historic industrial architecture with more modern space: it consists of a listed historic commercial building from 1912 to 1914 and a three-storey new building completed in the late 1980s.
Projekt Interim intends to sublet the space in smaller units for fixed terms. The target group primarily includes start-ups, smaller companies, freelancers, as well as artists and creative professionals seeking workspace such as offices, studios or workshops. The room sizes vary between 11 and 222 square metres and can be combined as required.
Philipp Schelter, head of location Berlin at Projekt Interim, pointed out that this model represents a functional alternative to conventional commercial leases. The flexible structuring also enables users to secure space who cannot or do not wish to commit to a long-term contract for large-scale units.
Continuation of cooperation between GSG Berlin and Projekt Interim
The landlord also views the concept as a fitting addition to the site. Sebastian Blecke, chief operating officer at GSG Berlin, explained that not every project requires several hundred square metres. Subletting in smaller units therefore blends convincingly into the environment of the Kreuzberg location.
With the agreement in Kreuzberg, the two parties are continuing their existing cooperation. Back in August 2025, Projekt Interim had leased around 1,180 square metres in the GSG-Hof on Wattstraße in Wedding. This lease has since been extended, meaning the company now operates its temporary workspace offering at two GSG locations in Berlin.
