Artificial intelligence companies continue their expansion into prime Midtown office space. Synthesia, an AI video platform offering a communication solution tailored for businesses and backed by "Shark Tank" entrepreneur Mark Cuban, has signed a 50,000 square foot lease at GFP Real Estate's 675 Avenue of the Americas property. This is according to tenant advisor Lee & Associates and pertains to the company's new US headquarters.
The company's move will be from its previous location at 245 Fifth Avenue in NoMad, a Moinian Group building, to the Flatiron District. In August 2025, Synthesia had signed a 13,600 square foot lease there. The exact timing of the move is not yet known, but the relocation will almost quadruple Synthesia's office space in New York City, allowing the company to expand its headcount, according to Lee & Associates.
Office Design and Market Data
GFP Real Estate stated that Synthesia's new offices will be designed to enhance both employee and customer experience. Plans include areas for meetings and collaboration, flexible event spaces, and a studio where clients can create custom avatars, perform proof-of-concept work, and collaborate on video programmes.
The lease term and the amount of the asking rent were not disclosed. According to research by Colliers, the average asking rent for office space in Midtown South was $79.57 per square foot in the third quarter of 2026.
Dennis Someck and Justin Myers of Lee & Associates advised Synthesia on this transaction. Jeffrey Gural and Alphie Toro of GFP Real Estate, along with Anthony Sciacca and Scott Gutnick of Newmark, represented the landlord. Enquiries from Commercial Observer to the brokers initially went unanswered.
The Property at 675 Avenue of the Americas
675 Avenue of the Americas is a six-storey office building constructed in 1901, located one block west of the prominent Flatiron Building. Other tenants in the building include the billing platform Candid Health and the commercial real estate data platform Compstak. Retail tenants include the craft store Michaels and the grocer Trader Joe's, which extended its 29,700 square foot lease in April 2025.
