Goodland Pickleball Secures 30,000 sq ft for New Indoor Clubs in Brooklyn and Queens

Indoor pickleball club operator, Goodland Pickleball, has acquired two new club locations in New York City. The long-term leases cover a total area of 30,100 square feet in Class A buildings in Williamsburg, Brooklyn, and Rego Park, Queens. Goodland, which opened its first indoor club in New York City in the Greenpoint district of Brooklyn in 2024, boasts over 11,000 members city-wide.

Flagship Location in Williamsburg

The lease for the Williamsburg location, situated at 105 North 13th Street from the Rabsky Group, is set to become Goodland's new flagship site. Covering an area of 14,600 square feet, the club will feature four courts across two floors with 20-foot high ceilings, complemented by a private court on the fifth floor, an outdoor terrace, and a sushi bar. Hemant Chavan, founder and CEO of Goodland Pickleball, reported that the Williamsburg location faced competition from multiple pickleball operators. Chavan described the space as a 'needle in a haystack', as he estimates that fewer than two dozen indoor spaces exist in the city that meet pickleball's high court requirements.

Goodland declined to disclose the requested rent amount. However, according to the Real Estate Board of New York (the most current available data), average retail rents along the nearby North Eighth and North 12th Streets corridor at Bedford Avenue averaged $245 per square foot in the second half of 2025.

Expansion in Rego Park and Commitment to Quality

Goodland represented itself in both lease agreements. The second agreement secured Goodland 15,500 square feet at 98-22 Queens Boulevard from RB Realty Capital in Rego Park. This location will include six courts, one of which will be a badminton court. The latest asking rents for retail spaces in Queens averaged $42.47 per square foot, according to data from CommercialCafe.

Both of Goodland's new locations are situated in Class A buildings. Chavan stated that Goodland is the first company in the city to operate indoor pickleball courts in such properties. He noted that most indoor pickleball courts are housed in warehouses, many of which are not prime locations. The opening of both locations is planned for late 2026 or early 2027. Further locations are in preparation, according to Chavan.
