Swiss Life Asset Managers has successfully leased one of the two hall units in the “Zwickau North” logistics development project. The property is located in Ponitz, Altenburger Land, at Altenburger Straße 10A. The leased area covers approximately 11,250 square metres and has been let on a long-term basis to WP Logistik GmbH.
WP Logistik GmbH is a regionally based and nationwide operating full-service logistics provider, also active in the automotive sector. Through this tenancy, the company strengthens its presence in the Central German metropolitan region. Ingo Steves, Managing Partner Logistics at Swiss Life Asset Managers, commented that the letting of a significant portion of the space to a regionally anchored logistics company represents an important step for the site’s development and demonstrates how the pan-European logistics platform creates added value locally and contributes to the economic development of the locations.
Doreen Paesold-Runge, Managing Director of WP Holding GmbH, emphasised that successful site development requires reliable partnerships, mutual trust and a shared understanding for a secure future. She explained that with Swiss Life Asset Managers, they have a strong partner to establish a new site for expanding logistics services for an automotive client. This strengthens regional presence, creates jobs and contributes to local economic development. The collaboration was described as trusting and solution-oriented, characterised by a comprehensive understanding of business needs.
The modern new build has a total area of over 22,500 square metres and was constructed on a 49,900 square metre plot. The logistics areas comprise 20,160 square metres, supplemented by 840 square metres of social and office space, and 1,500 square metres of mezzanine space. The property is flexibly divisible into two units of 11,250 square metres each and features pre-installations for storage facilities in accordance with the German Water Resources Act, to enable the storage of substances hazardous to water. LIST BiB acted as the general contractor.
Moritz Löbbert, Development Director Logistics at Swiss Life Asset Managers, stated that such letting successes arise from the interplay of market knowledge, close exchange with users and a long-term view of site potential. He was pleased to have created the basis for the further development and marketing of the project with this contract conclusion. Heat pumps and buffer storage tanks have been installed for energy supply. The roof is prepared for a photovoltaic system. The property is BREEAM “Very Good” certified.
The site offers connectivity to national and international logistics networks via the A4, A9 and A72 motorways as well as federal road B93. The region in the Central German metropolitan area functions as a logistical hub for the conurbations of Leipzig, Chemnitz and Zwickau. The connection to Dresden and Czechia contributes to the site's importance as a transhipment point for national and international goods traffic.
