The Evangelisches Siedlungswerk (ESW) has reached an important development milestone for its residential project on Wandererstraße in Nuremberg's Eberhardshof district. The 54 subsidised rental flats of the first construction phase were inaugurated, and simultaneously, ESW celebrated the topping-out ceremony for construction phases II and III. The new residential quarter on the former Quelle site is thus increasingly taking shape. A total of 142 income-oriented subsidised rental flats (EOF) are being built across three construction phases. The completion of the remaining buildings is planned for the end of 2027.
The official inauguration took place in the presence of numerous project participants. Speakers included Gerda Peter and Michael Soukup, Managing Directors of the ESW Group, and Dr Nasser Ahmed, Third Mayor of the City of Nuremberg. Pastor Anja Fuchs from the Dreieinigkeitskirche Nuremberg / Seeleinsbühl-Leyh performed a blessing. She emphasised the importance of affordable housing for the humanity of a city and the opportunity to breathe freely and live in a community in a safe home.
Affordable Living and Sustainable Development
With the first residents moving in, the quarter will come to life. Work on construction phases II and III is progressing simultaneously. In conjunction with the development of the opposite Quelle building, an urban environment is being created that integrates living, working, shopping, and leisure. Gerda Peter highlighted that with residents moving in, the planning and implementation of affordable housing in a vibrant and sustainable urban quarter will become visible.
On the approximately 10,157 square metre plot, a total of 142 modern rental flats with two to five rooms and living areas between 48.5 and 113 square metres are being built. The flats are aimed at singles, couples, families, and seniors and are offered under the income-oriented subsidy (EOF) for income levels 1, 2, and 3. This enables affordable housing for various segments of the population. The floor plans are designed for needs-based occupancy.
- —The new buildings meet the KfW Efficiency House 40 standard, which stands for energy-efficient living.
- —The flats offer well-thought-out floor plans, high-quality fittings, and some are designed to be partially barrier-free.
- —A communal room in the basement of the second construction phase is intended as a meeting place for residents.
- —Communal open spaces, play areas, and an attractive pedestrian and cycle path connection are part of the concept.
The quarter's location benefits from its immediate proximity to the Eberhardshof underground station, its short distance to the city centre, and nearby green and recreational areas. The pedestrian and cycle path connection also creates a north-south link from Wandererstraße to Leiblsteg, which improves accessibility and promotes environmentally friendly mobility.
Continuous Commitment in Nuremberg's West
ESW's commitment in Nuremberg's west extends over more than a decade. Since 2014, the company has been developing new housing options on former Quelle sites. Previously, the
