First Home Wohnbau GmbH, the residential construction subsidiary of Berliner immobilien-experten-ag., has launched an offer of 14 semi-detached houses in Beelitz, Brandenburg, for capital investors. The units are located on genuinely divided plots of land, with sizes ranging from 260 to 360 square metres. The living areas of the semi-detached houses comprise 121 or 141 square metres. The buildings will be constructed to the EH 55 efficiency house standard and are equipped with triple glazing as well as Viessmann heat pumps, including a cooling function.
The houses will be handed over as basic shells and can be completed turn-key within four months, taking into account individual buyer preferences. The municipal Beelitzer Wohnungsbaugesellschaft optionally offers to take over the letting and management of an acquired semi-detached house. Young families with children are defined as the main target group for letting. The residential units are designed with four to five rooms, a garden, and a terrace.
Location Factors and Infrastructure
The properties are situated on "Am Stellwerk" street in a traffic-calmed residential area, directly bordering a nature reserve. The railway station, the old town, and all essential amenities are within walking distance of the properties. Beelitz, known for asparagus cultivation, boasts comprehensive municipal infrastructure. This includes nine daycare centres with approximately 1,000 places, two primary schools, a secondary school with a focus on career orientation, a four-stream grammar school, and a swimming pool. Cultural events such as the annual Asparagus Festival and summer concerts on the open-air stage complement the offering.
The region is experiencing positive economic and population growth. A current study by the Berlin Institute for Population and Development and the Wüstenrot Foundation on the "Demographic Situation of the Nation" highlights that Brandenburg shows the most significant improvement compared to the previous study from 2019. The Potsdam-Mittelmark district, to which Beelitz belongs, achieves an above-average rating of 2.9 within Brandenburg (Brandenburg average: 3.21), particularly in the areas of education with 2.5 and social affairs with 2.7.
Economic Prospects for Investors
Mareike Lechner, Managing Director of First Home Wohnbau, points out that buyers can benefit from degressive depreciation (AfA) as well as the deductibility of financing and operating costs to achieve an attractive after-tax result. An example provided by the developer for the medium house type with 121 square metres of living space and total investment costs of EUR 604,800, along with a monthly net rent of EUR 1,800, projects a potential tax saving of almost EUR 50,000 over the first five years, assuming a top tax rate of 45 per cent including the solidarity surcharge.
