Funds managed by Montibus Asset Management and Oaktree Capital Management have leased approximately 7,600 square metres of office space in the Berlin property complex “Track Central Line” to Drees & Sommer SE. This agreement adds another company to the office complex’s tenant base and continues the positive letting development at the location. Drees & Sommer will occupy one of the nine buildings as a single tenant.
The “Track Central Line” complex is part of the Quartier Heidestraße in Berlin's Europacity. Its location in the immediate vicinity of Berlin Central Station offers excellent connectivity. The properties within the complex are designed to accommodate both single tenants and multiple companies.
Strengthening the Berlin location
Markus Weigold, Partner and Head of Berlin at Drees & Sommer SE, commented on the choice of location. He emphasised that occupying space in “Track Central Line” represents a conscious decision, as Drees & Sommer has actively shaped the development of this district over many years. With approximately 500 employees, Berlin is an important growth and innovation hub for the company.
Drees & Sommer’s new Berlin office serves to connect the company's internal competencies, which include real estate, district development, infrastructure, energy, and industry. Mr Weigold highlighted that the new location is intended to serve as a place for collaboration, innovation, and customer proximity, and to represent the next stage of development for Drees & Sommer in Berlin.
Significance for Europacity
Olaf Claessen, Managing Partner at Montibus Asset Management, underlined the importance of Drees & Sommer's relocation for the complex. He explained that this decision strengthens “Track Central Line’s” position as an office location in Europacity and in Berlin as a whole. The Quartier Heidestraße is continuously developing into a mixed-use urban quarter characterised by high quality of stay and excellent connectivity. The parties involved have agreed not to disclose the specific financial terms of the lease agreement.
