HB Reavis, commissioned by QuadReal with the leasing and asset management for Space House since late 2023, has achieved a significant increase in letting momentum. Five lease agreements, covering a total of 5,640 square metres of office space in the Tower and Block sections of the building, have been concluded. A further 415 square metres are close to contract finalisation, underscoring the continued attractiveness of the location.
Space House is located at the intersection of Holborn and Covent Garden, making it a central meeting point for various industries, including technology, the creative sector, legal services, and science and research. The Space House concept explicitly considers the user experience through on-site services and sustainable building design. The new tenants join an existing user community that includes BlackLine, Spectris, and HiBob.
Details of the Latest Lettings
The latest contract completions involve a range of renowned companies that have chosen the central London location:
- —John Laing, an internationally operating infrastructure investor, is leasing 750 square metres on the fifth floor of the Block building.
- —Wiggin, a law firm specialising in media, technology, and intellectual property, is occupying 960 square metres on the twelfth floor of the Tower.
- —Sapiens, a global technology company, is establishing its new headquarters on 960 square metres on the 13th floor of the Tower.
- —QuadReal is relocating its UK offices to the ninth floor and parts of the eighth floor of the Tower.
Space House is a listed area of approximately one hectare, comprising a 17-storey Tower and an eight-storey Block, connected by 24,800 square metres of office and retail space. The revitalisation transformed the campus into a climate-neutral workplace with BREEAM-Outstanding certification. The retail spaces on the ground floor, totalling 2,230 square metres, invigorate the area and create a direct connection between Kingsway and Covent Garden.

The latest completions show that Space House is an exceptional workplace and will, in the future, host some of London's most ambitious and innovative companies.
To fully market the remaining spaces, HB Reavis has expanded its letting team. The office spaces are now being marketed jointly with Compton and CBRE, while Bruce Gillingham Pollard continues to be responsible for the retail spaces.
