The Headstream Group has acquired 'The Gantry' development project in Berlin-Tempelhof. The site is located in the immediate vicinity of the Teltow Canal. The plot covers an area of approximately 14,000 square metres and has a valid building permit for commercial use. This permit allows for the realisation of a gross floor area (GFA) of around 47,000 square metres.
Headstream intends to continue with the existing planning and strategically optimise it. Michel Anter, founder of the Headstream Group, stated that 'The Gantry' offers a solid foundation for future development due to the already existing building rights. He emphasised that a targeted further development of the existing planning would take place to adapt it to current market requirements.
The transaction was carried out as part of a complex restructuring. This required close cooperation with the creditor and the seller. Legal advice was provided by KUCERA law firm, and Simmons & Simmons acted for the creditor. The Headstream Group focuses on real estate and projects where, in addition to financial capital, expertise in structuring and repositioning properties is particularly in demand.
The company has many years of experience in dealing with complex real estate and transaction scenarios. Michel Anter highlighted that they get involved where both specialist knowledge and agility in thought and action are required. He further explained that experience in repositioning complex situations and a network built up over years enable the execution of transactions that require a new and well-founded strategy.
Headstream's corporate strategy is geared towards projects that require special processing and expertise in value creation. This primarily includes the structuring, development and repositioning of real estate. The acquired project 'The Gantry' fits this profile, as its existing building rights offer an accelerated development perspective, while also necessitating a strategic adaptation to current market requirements.
