High Demand for Rental Apartments in Moringa Hamburg HafenCity

There is significant demand for rental apartments in the Moringa Hamburg HafenCity project, a pilot initiative by Landmarken Group realised according to the Cradle-to-Cradle principle. Over 1,300 enquiries for the 217 residential units were already registered in June. While the application phase for the publicly subsidised sector concluded before the official letting start, initial tenancy agreements have been signed for the high-rise component 'The Crown'.

The full completion of the building, which is considered Europe's first residential high-rise built on circular economy principles, is projected for early next year. Moringa is situated in Baakenhafen and is establishing itself as a reference project in rental housing due to its recyclability. Approximately 80 percent of the building materials and fittings (KGR 300, DIN 276) are designed for separate sorting and reuse.

Sustainability and Social Integration

The construction project, with approximately 24,000 m² gross floor area, integrates numerous social functions. All residential units are designed as rental apartments, with more than a third of the total living space being publicly subsidised. Daniel Huppertz, Head of Lettings at Stadtmarken GmbH, emphasised that living in Moringa will contribute to a sustainable and future-oriented way of life. Karen Pein, Hamburg's Senator for Housing and Urban Development, already highlighted the project's exemplary role for resource-efficient and healthy living at the topping-out ceremony.

In addition to ecological standards, Moringa promotes social sustainability. This is achieved through healthy and allergy-friendly materials, as well as through communal areas for social interaction. An energy-efficient concept, consisting of photovoltaics and district heating, is optimised by continuous energy monitoring. The ensemble, designed by kadawittfeldarchitektur, will also include co-living and co-working areas, operated by POHA House, a sister company of Landmarken. A catering area will also be created on the warft level.

The 72 subsidised residential units in the 'Moringa The Leaf' section received over 700 vetted enquiries, after which the acceptance of further applications was stopped. The first tenants in this segment are moving in this month. The premium apartments in the high-rise 'Moringa The Crown', many of which offer water views and some additionally a view of the Elbphilharmonie, are also enjoying great popularity, with initial contracts already signed. The letting of these units is also managed by the on-site Stadtmarken team, which is currently coordinating viewing appointments. Interested parties can arrange appointments via moringa.eco. POHA House is expected to begin letting the co-living areas from autumn.
