The IAD Group, a Europe-wide network of independent real estate advisors, achieved a turnover of EUR 613 million in the 2025/2026 fiscal year. This represents an 18 per cent growth compared to the previous year and an increase of over 50 per cent within the last five years. With this, the company, which also has a presence in Germany, has reached a significant milestone in its corporate development. The number of independent IAD real estate advisors increased to just under 20,800, marking a 13.5 per cent growth year-on-year. Almost a quarter of these advisors operate outside the French home market.
This growth is attributed to a business model that prioritises entrepreneurship, technology solutions, and personal guidance for advisors by their colleagues. The group is currently active in eight countries while simultaneously strengthening its position in the French market. France remains the main growth driver, with a turnover of EUR 532 million, while international markets are gaining increasing importance and now contribute over EUR 81 million to the total turnover.
International Market Development and Germany
Among the international markets, Portugal positioned itself as the strongest market with EUR 25.7 million in turnover, followed by Italy with EUR 17.6 million and Spain with EUR 12.7 million. Newer markets also showed positive development. For Germany, IAD reported a turnover of EUR 3.8 million in the 2025/2026 fiscal year. Mexico achieved EUR 7.8 million, the United Kingdom EUR 3.1 million, and the USA EUR 2.3 million.
Clément Delpirou, President of the IAD Group, stated that reaching the EUR 600 million mark is a milestone in the company's history. He emphasised that in a challenging market environment, a business model based on entrepreneurship, personal guidance for real estate advisors, and technology enables sustainable growth. He attributed this success particularly to the over 20,700 entrepreneurs who develop their business daily within the network.
In Germany, the IAD Group also expanded its market position. The network recorded growth in turnover, the size of its advisor network, and transaction volume. The community of advisors in Germany now comprises over 250 individuals. Apostolos Bibudis, Managing Director of IAD Germany, highlighted that the positive development shows that the business model is well-received in Germany. He pointed out that more and more real estate professionals and career changers are choosing self-employment with the support of an established brand, innovative technologies, and a dedicated community of colleagues.

Strategic Direction and Future Prospects
IAD benefits from structural changes in the real estate sector, as a growing number of real estate experts and career changers prefer flexible, entrepreneurial models that offer autonomy alongside professional support. A significant advantage of the model is that no physical offices, known as shops, are required, which differentiates it from other business models. The group plans further investments in technology, artificial intelligence, training and development, and international expansion for the 2026/2027 fiscal year. Automated customer journeys, AI assistants, predictive analytics, and new sales support systems are intended to increase advisor productivity and improve the customer experience.
President Delpirou reaffirmed that the company's ambitions extend beyond France. He underscored that international business is the most important growth driver, even if France remains the foundation. The goal is to provide all entrepreneurs with the best conditions for sustainable success, regardless of the respective market.
