Coworking provider Industrious is expanding its presence in Southern California with a new location in one of Glendale’s most prominent office buildings. Industrious has signed a lease for 12,000 square feet, spread across two floors, in Caruso’s historic Masonic Temple at 234 South Brand Boulevard. This information was shared exclusively with Commercial Observer.
The new location is scheduled to open in late June 2027 and marks Industrious’ second branch in Glendale and its 19th in the greater Los Angeles area. It is also the first collaboration between Industrious and Caruso. The new office will include 101 private office workstations and 17 communal spaces.
Glendale as a Strategic Market
Natalie Levine, Director of Real Estate at Industrious, stated that Glendale has proven to be a strong market for the company. She expressed excitement about building on this success with the new location.
The nine-story Art Deco Masonic Temple was built in 1929. Rick Caruso’s eponymous real estate company has extensively restored the building, converting it into prime office and retail spaces. It is located directly adjacent to Caruso's Americana at Brand shopping centre. CBRE, which acquired Industrious last year, uses the property as its North L.A. headquarters.
Jackie Levy, Chief Revenue Officer at Caruso, highlighted that the addition of a premium flexible workspace in the historic Masonic Temple further strengthens the live-work-play ecosystem of the Americana at Brand. This creates a cohesive experience in a well-connected and walkable destination.
Expansion in the Greater Los Angeles Area
Industrious has seen significant growth in the greater L.A. area recently. Earlier this year, the company opened an 18,400-square-foot location in Douglas Emmett’s Studio Plaza in Burbank and signed a deal for 22,000 square feet in the Sherman Oaks Galleria. The company also expanded aggressively in the west of the city, including a 16,000-square-foot branch in Beverly Hills, a total of approximately 44,000 square feet in Westwood and Santa Monica, and 19,000 square feet in the Watt Plaza in Century City.
Globally, Industrious operates over 250 locations in more than 80 cities.
