The International Workplace Group, a platform operator with brands such as Spaces and Regus, has opened a new flexible location in Puchheim, Gutenbergstraße 11. This expansion is a response to the ongoing shift towards adaptive forms of work and the growing demand in Southern Germany, particularly in the Munich metropolitan region. The new centre in Puchheim is expected to provide operational capacity from August. It addresses the needs of both established companies and start-ups from various technology and service sectors.

The location offers over 110 individual workstations, divided into private offices and team offices. In addition, meeting rooms, as well as co-working and creative areas, are available. A feature of the IWG offering is the “Design Your Own Office” service, which allows companies to design their office spaces according to specific requirements. The property purchasers at Wimmer und Partner (WUP) decided to cooperate with IWG to optimise the profitability of their property space by integrating flexible workspace concepts.

Market Trends and Advantages of Flexible Working Models

Studies show that increased flexibility regarding work location and time brings various benefits for employees. These include improved work-life balance, financial savings, and health aspects. Employers also benefit from hybrid models through potential productivity gains, cost reductions, and a more motivated workforce. A survey by IWG among CFOs revealed that 80 percent of respondents view hybrid working models as an integral part of their strategies for cost reduction and efficiency optimisation.

Another study by ZEW – Leibniz Centre for European Economic Research – highlights that 88 percent of German IT companies are pushing for the expansion of hybrid working models. The global market for office workers, estimated at 1.2 billion, continues to show significant growth potential for flexible and decentralised forms of work, with an addressable total market volume of over US$2 trillion.

Strategic Expansion and Partner Cooperation

In 2025, the International Workplace Group concluded agreements for 1,132 new locations, 99 percent of which were realised through partnerships. The company counts 83 percent of Fortune 500 companies among its clients. Christoph Schneider, CEO of IWG Germany, commented that there is increasing demand for the company’s solutions as businesses of all sizes switch to low-capital operating models. He emphasised that hybrid working models boost employee satisfaction and productivity, while also enabling more efficient work.

Alexander and Helmut Wimmer of Wimmer und Partner (WUP) commented on the cooperation with appreciation, calling IWG a defining company in the hybrid working segment. They see the Puchheim location as a contribution to economic development in the Munich metropolitan region and in western Munich.
